My garage is lower than the surrounding ground, and heavy rain gets beneath the bottom of the garage and the cement slab. What can I do?
Our Answer
This is a perfect scenario for a subsurface drainage system. Because your grade is above the garage, if soil runs toward the garage, it can’t be stopped by simply caulking or sealing. You need to intercept it by building a French drain – essentially a trench in the soil, in which there's a drainage pipe that collects water and takes it away. You used to have to dig the drain, line it with filter cloth, put stone in, then pipe, then more stone, etc. But there's a new product called EZ-Drain that essentially assembles the French drain for you. It's a perforated pipe surrounded by filter pipe and aggregate. Give it a try – we've heard good things. And good luck!
